1. Initial Analysis

The Lighthouse Calculators will give you an indication of how much you can borrow, your likely repayments and the associated costs.

2. Your Details

When you are ready to take the next step, take the time to read our Credit Guide & Privacy Disclosure Statement and then complete our Client Needs Analysis form. It’s a fillable PDF (NB: not compatible with Mac) which can be saved and returned via email. A Lighthouse consultant will assess your needs and call you by the next business day. The information you provide will help us make our recommendation to you.

3. Our Proposal

We will recommend a mortgage from a lender on our panel which includes the following institutions:

4. Formal Loan Application

If you are happy with the recommendation made, we will then proceed with a formal application for a loan with your chosen lender.

As part of our service, we will:

Consult with you on the proposed structure of your loan

Estimate your out-of-pocket disbursements

Assist with any matter in relation to your corporate structure

Review any financial statements or tax returns prepared by your accountant
N
Peruse the contract of sale and any other documents associated with the property purchase such as; building and pest reports, strata reports, etc.

Complete market research on a property of interest to determine fair market value. If required negotiate with agent or attend auction on your behalf (where applicable)

Read any letters of offer, valuations, mortgage documentation and other correspondence received from the mortgagee and/ or its solicitor and advise you of any proposed adjustment of other action that is required

Assist in dealing with the mortgagee and their solicitors during the course of the application
N
Liaise with your solicitors with regard to the settlement of the loan
N
Refer you to our panel of associates such as valuers or solicitors where required to complete the transaction
N
Ensure settlement of your loan in a timely and expedient fashion
